Plande secured planning permission for the change of use of a vacant ground floor commercial unit within Otley Town Centre.
Forming part of a prominent three-storey Grade II* Listed building, the application property was located within a Primary Shopping Frontage and Conservation Area.
The unit had been vacant for approximately two years following its former use as a bookmakers and our client sought to reintroduce a commercial use that would actively support the town centre vitality and reduce the need for residents to travel to neighbouring towns for a similar service.
The application was carefully collated with our planning statement demonstrating compatibility with the historic use of the building, that the proposals would not result in over-concentration of similar uses, and no harm to the significance of the Listed building or Conservation Area.
