The existing site had a long-standing use as a builder’s yard, which comprises a part single and part two-storey building with off-road parking off one road and a secure yard area accessed from another.
The proposals were to convert the offices into a physiotherapy clinic and use the existing storage areas for their associated business selling products online.
We were approached by our clients during their planning application as they were having issues with the application. We undertook a prompt appraisal of the submission package and liaised with the Planning Officer to understand the issues and produced a detailed planning statement to justify the proposals, including dealing with the parking and highways matters as the proposals didn’t accord to the Council’s SPG on Parking Standards.
We suggested making some minor alterations to the scheme and submission package and ultimately the application was recommended for approval by the Planning Officer.
