Change of use of existing domestic Garage into an Art Gallery and Studio

Overview

Having submitted their own application, without professional planning assistance, our client approached us to assist with the various issues and application once the LPA refused the application.

The site was located within a Conservation Area, with the curtilage of a historic building and adjacent to a site with a Listed Building. The original application had several issues including the impact on neighbouring amenity.

After an initial review of the key issues, we were able to recommend certain changes to the application, particularly the presentation of the information and drawings while retaining the overall principles and design.

A planning statement was submitted with the revised information to justify that the proposals could be seen to comply with the development plan. Following detailed negotiations, the same Planning Officer recommended approval for the scheme and the application was subsequently approved.
