Lawful development certificate (existing) for the use of as dwelling house as four self-contained flats

Overview

The existing site comprised a two-storey mid-terraced property, with living accommodation over
three floors. After purchasing the property, as a single dwelling, our clients converted the property into four self-contained flats without seeking planning approval.

Plande were approached to gain a Lawful Development Certificate confirming that the use of the house as four separate dwellings was lawful. Relying on the 4-year rule, which allows the change of use of any building into a single dwellinghouse to be immune from enforcement after that period, we developed an evidence package that allowed the local planning authority to grant the certificate accordingly.
