LDC Light Industrial to Offices

Our clients had recently purchased an industrial unit that had been constructed, along with several other identical units, on a business park. Over the years, various changes to the use had occurred to the buildings and there was some ambiguity over the allowable use of our clients unit.

Having reviewed the planning history as well as the available information on the building a Certificate of Lawful development was submitted, and ultimately, granted for the change of use to allow the whole building to be used as an office building.

The reason why the LDC application was submitted rather than a full planning application was due to the fact that the LPA may require some forms of planning gain or additional concessions, such as additional parking or cycle parking provisions as well as requiring justification, or potentially adding limitations, in terms of hours of operation, employment numbers etc.
