Conversion of existing outbuilding into self-contained dwelling following initial refusal


Having submitted their own application, without professional planning assistance and on a site with a complicated history, our client approached us to assist with the various issues and application once the LPA had indicated the application was due to be refused.

After an initial review of the key issues we were able to recommend certain changes to the application, particularly the presentation of the information and drawings, including the overall size of the external space, the vehicular access to the site.

A planning statement was submitted with the revised information to justify that the proposals could be seen to comply with the development plan and NPPF. Following detailed negotiations, the same Planning Officer recommended approval for the scheme and the application was subsequently approved saving our client substantial time savings by not needing to submit a new application or appeal as well as preventing a refusal from being lodged on the planning portal.
