Family room and master bedroom extension with balcony (175% increase)

Overview

Our clients owned an old, detached stone house located at the end of a small lane in open countryside and Green Belt. The house had been extended previously with a permitted development style single-storey rear extension.

Our clients wanted to create a large modern open-plan family room with better views and access to their garden along with a two-storey rear extension to form a master bedroom suite, with an en-suite, dressing room and an oak-framed balcony to maximise the views to the open countryside to the rear.

At around 175% increase from the original, the scheme was substantially over the scale that would normally be allowed under planning policy.
