Permitted development in Conservation Area

Overview

Located in a town centre setting and recently added to a Conservation Area, this property provided an ideal location for our client to move closer to family, however the small bungalow was not big enough to serve as a family home. The constrained site, located within a Conservation Area with a detailed Appraisal, is overlooked by several commercial and residential properties, meaning that the potential for extensions to the property was very limited. In addition, level changes around the site meant that adding any height to the building would have an unacceptable impact on neighbours and views across the Conservation Area.

Permitted Development regulations provided limited opportunities for extensions due to the orientation of the property, however we successfully proposed to extend the property by over 210% and a Lawful Development Certificate was approved accordingly.
