Our clients sought the conversion of an industrial unit into a personal training studio, following the intended relocation of the business from a Town Centre location. The client was keen to use an industrial space due to the nature of the business and the proposed gym equipment to be used, which was unsuitable for its current premises.
In addition, the business had identified a large customer base within close proximity of the site, particularly from workers within the immediate industrial and commercial estates.
The Council’s local planning policies restricted the loss of employment and industrial land however the existing use had been vacant for a while, although it could have been seen that the marketing of the property wasn’t sufficiently strong to overcome the policy objection.
