The existing, vacant, Public House was located outside of any settlement boundary in open countryside and sat on a large site. The buildings had been extended and remodelled over time and the site as a whole had some planning history. The site was designed as a Green Barrier and a Special Landscape Area and sat adjacent to a flood zone, providing restrictions on future development.
Pre-planning discussions sought to agree on the principle of redevelopment with initial designs presented, by the Design Team. While we were able to convince the Council of the principle, unfortunately, they were less convinced over the design, which had been produced before our appointment. Working with the designers we set about to redesign the scheme, taking on board the comments while working to maximise the potential of the site.
The subsequent full planning application was approved.
