Located in a parade of shops, the existing retail unit had been established for many years as a sandwich bar and the planning justification was based on a similar profile.
The pizza takeaway unit only used a fast-fired oven rather than and frying of food and therefore the extract requirements and overall perception of the takeaway unit was profiled accordingly.
The unit was located underneath a series of residential properties and the overall use and hours of operation were key considerations with the proposed hours of operation that were later than the previous use. Concerns were raised by the Council during the application but without our pro-active monitoring of the application, approval was granted.
