Plande were approached following the refusal of our client’s householder planning application for a two-storey side and single storey rear extension on a corner plot in a typical suburban location. The LPA refused the scheme in line with their local house extension guidelines and with regards to the character and appearance of the area.
We successfully argued that the proposals were subservient, not prominent and not conspicuous on the approach from neighbouring roads. The Inspector also agreed that the proposals does not encroach significantly from the established building line and ultimately concluded that the proposals would not result in unacceptable harm to the character and appearance of the area and would not conflict with the development plan or supplementary planning guidance.
