Why Do I Need A Planning Consultant?

Obtaining planning permission from a local authority is not always as straightforward as it seems. It often requires specialist knowledge in interpreting local and national planning policies. Obtaining planning can be a minefield for the most seasoned builder never mind the layman, especially with legislation continually changing. When Should I Engage With a Planning Consultancy?

If planning is refused for a project then it can be an uphill battle to get the decision overturned. It is therefore important to engage with us at the start of the process. An Architect will be able to help with design issues but they will not have the necessary planning experience especially with complicated projects. This is where Plande comes in. For Building Contractors then we will help you prepare a feasibility study to assess the viability of your project. Our experience is invaluable.

What Plande Planning Consultants Will Do For You

  1. The Submission of Planning Applications – including the development of the design brief and strategy. Development of a robust and detailed package of information and working with consultants for the relevant supporting information. Liaising and negotiating with Local Planning Authorities as part of the monitoring of applications and in pre-planning discussions.
  2. The pursuit of Planning Permission – In some cases permission is not required, for example permitted development extensions and some changes of use. We will then apply for a Certificate of Lawfulness which will allow the local authority to confirm this is the case.
  3. The preparation of professionally written Planning Statements in collaboration with a RIBA Chartered Architect setting out the context and need for a project.
  4.  The submission of Planning Appeals – should your application be turned down then Plande is on hand to submit an appeal. As RTPI certified planners we are well versed in drafting grounds for appeal statements and overturning the decisions in the most challenging cases.
